Remodeling Services
GarciaBuilt offers new construction as well as residential remodeling services. Some of these remodeling services are (but are not limited to) whole house remodels, room additions, renovations of existing rooms/outdoor living areas as well as single service options. Just a few of the many single service options we offer are: interior/exterior painting, flooring installation, siding installation and carpentry services.
Our company has been remodeling since its inception in 2001. We understand the difficulties that the remodeling process entails. One way we try to minimize the inconvenience to your family is by providing our clients with an individualized “Plan of Action”. This “Plan of Action” gives you a detailed breakdown in sequential order of all the steps necessary to complete your project.
The plan allows our clients to visualize the progression of the job from beginning to completion. This will let our clients plan for any potential challenges that could arise during remodeling and provides them with a timeline for selections of fixtures, finishes and appliances.
Some Advantages of Remodeling:
- Eliminates the need for moving and the expenses involved.
- Allows you to move or to remain in a neighborhood with mature landscapes and established infrastructures.
- Gives you the opportunity to redesign your home in order to fit to your family’s unique lifestyle.
- Builds equity and increases the value of your home.
- Improves energy efficiency, reducing the cost of utilities.
Helpful Tips:
1. Obtain proper financing and become familiar with all construction loan terms and conditions.
2. Consult with your HOA or Condo Association to figure out any restrictions and necessary requirements (special permits, historical society guidelines, special windows/ doors glazing, etc.)
3. Ensure house plans are to your satisfaction and have all the pertinent information. (Revisions after beginning construction could delay the process)
4. Establish a client/ contractor relationship based on honesty and mutual respect.
5. Request from contractor copies of current professional license, general liability insurance and workers compensation insurance (or exemption).
6. Consult a real estate legal professional to review contract terms.
7. Create a forum between you and your contractor where communication can happen in a timely manner. (Ineffective communication at the early stages could be a sign of things to come)
8. Minimize delays by selecting windows, doors, cabinets, fixtures and finishes in advance.
9. Visit job site frequently, take plenty of pictures, ask questions and be involved.
10. Agree upon a payment plan with contractor in order to minimize delays in job progression.
11. Request from contractor a Final Payment Affidavit before submitting final payment to ensure all tradesmen and suppliers have been paid.
